Martens and Associates were engaged to investigate opportunities and undertake planning works to modify an existing development consent for a rural residential subdivision by increasing the approved lot yield.

Martens and Associates were engaged to investigate opportunities and undertake planning works to modify an existing development consent for a rural residential subdivision by increasing the approved lot yield.

Through detailed investigation into local planning policy and site constraints, and consultation with approval authorities, detailed documentation and a revised development layout were prepared and lodged with Council. The modification was subsequently approved by Council, allowing additional lots to be created.

Project scope included:

  • Review of conditions of consent.
  • Detailed site investigations and walkover to assess site constraints.
  • Consultation with approval authorities to refine constraints and requirements.
  • Environmental mapping.
  • Preparation of a revised lot layout accommodating site constraints.
  • Preparation of plans and documentation to support a modification.
  • Collarboration with environmental lawyers on interpretation of planning provisions.
  • Lodging modification application with Council.
  • Review of amended conditions of consent.
